Our team’s primary form of communication is email, especially once you are in escrow and multiple people need to be in the loop. For urgent matters or emergencies, please call us directly. For anything fairly time sensitive (same day or related to a showing or offer response), please feel free to text. We aim to be responsive and available when you need us

What does the listing coordinator do versus my agent?
Your listing coordinator is your agent’s right hand. They’re licensed professionals who handle scheduling and logistics and are fully up to speed on your property. Your agent will focus on negotiations, pricing strategy, and market guidance.
Who handles the paperwork and deadlines?
Do I need to stage every room?
Can I decorate for the holidays before pictures are taken?
Do I have to be present for the photographer?
Will I get to preview my listing and media?
Can I make changes to my listing?
Should I disclose minor defects or repairs?
Is it okay to leave out the rugs and trash cans?
Should I leave lights on during a showing?
Should I put out candles or plug-ins?
If you use candles or plug-ins, please make sure the scent is subtle, otherwise buyers may suspect a cover up. Many buyers are sensitive to smells, we recommend Fresh Wave odor removing gel or spray which is available on Amazon. A product that is an odor remover, eliminator or neutralizer is a better choice than a scented option.
Should I lock up valuables before showings, and what happens if something is dammaged or missing?

What is a backup offer and what happens if I get one?
A backup offer is submitted after your home is already under contract. It only becomes active if the original buyer cancels, such as during the inspection period. If that happens, the backup offer automatically goes into effect, helping you avoid restarting the process.
What if the buyer asks for repairs after the inspection requests are signed?

Who handles the paperwork and deadlines?
The Anderson Team's support staff takes care of the paperwork and tracks deadlines to keep you informed on what is needed and ensure everything stays on schedule and runs as smoothly as possible on our end.

How long does it take to close after an accepted offer?
The process usually takes about 30 days. It can be shorter or longer depending on your lender and the seller. Most lenders can’t lock in your loan rate for more than 60 days. For cash offers, typically 14 days is the quickest, allowing time for inspections and HOA information.
